Energy Performance Certificate (EPC)

It is now a legal requirement for you to have an Energy Performance Certificate (EPC) prior to marketing your property.

  • An EPC shows two things; the energy efficiency (running costs) and the environmental impact (carbon dioxide emissions) of the property 
  • The report is to recommend improvements that could be made in order for the seller/buyer to save both energy and money
  • An EPC lasts for ten years 
  • An EPC must be prepared by a registered assessor
  • There is a fixed penalty of £200 for failing to provide one
